This report is important because it’s used to compare the state of the property at the start and end of the tenancy, ensuring everything is fair and clear for both the tenant and landlord.

A property check-out takes place when a tenancy ends. Our inventory clerks come back to the rental property to do another detailed inspection. This time, they compare the current condition of the property to the state it was in at the start of the tenancy, as recorded in the inventory check-in report. They check each room again, take new photographs, and make sure all keys are returned. This helps us see if there have been any changes or damages during the tenancy. The findings from this check-out inspection are then used to create a report that both the tenant and landlord can use to settle any disputes about the property’s condition or the return of the deposit.

A property mid-term inspection is a check we do partway through a tenancy. During this inspection, our team looks for any maintenance issues that might need fixing. We take photos of any specific problems and also general photos of the property to show how it’s being looked after. We also check the smoke and CO2 detectors to make sure they are working properly. After the inspection, we create a report that highlights what we’ve found, which is helpful for both the landlord and tenant to keep the property in good shape and address any issues early on.
